Caban sits at 3409 Lakeshore Rd, a few steps from Gyro Beach, and it falls inside the range of addresses the City of Kelowna lists as eligible for short-term rentals as a principal use since June 1, 2026. If you own here, you can rent your condo short-term without living in it, provided the unit is licensed and your strata bylaws allow it.
Is Caban eligible for short-term rentals?
Yes. The City's eligible list covers 3377-3413 Lakeshore Rd, and 3409 sits inside that range. Under principal use, the City says a property "can operate as a short-term rental for any length of time and does not need to be owner occupied for a minimum number of days per year."
The City requires a Strata Council Consent Application Form, completed by an authorised strata council member, to apply for the sub-zone. Your own bylaws still govern the day to day, so read them before you list.
How many owners here are already licensed
When we last read the City of Kelowna business licence register, in September 2026, more than 15 current short-term rental licences were registered at 3409 Lakeshore Rd, and more than 30 at 3389 Lakeshore Rd next door. So this stretch of Lakeshore holds well over 40 licensed short-term rentals between the two addresses.
That is a smaller, quieter group than the towers downtown, which cuts both ways. Less competition on any given weekend, and fewer neighbours who already understand how short-term renting works in the building.
What a Caban owner needs before listing
- A City of Kelowna business licence under Short-Term Rental Accommodation, Major (Principal use). The application fee is $50 and the licence is $345, renewed each year. Our licence guide walks through it step by step.
- Provincial registration. The Province charges $450 a year for a home you do not live in. Without it, platforms remove your listing and cancel bookings.
- Strata and owner consent forms as part of the City's application package.
- Fire and safety. A wall-mounted 2A10BC fire extinguisher on each floor, smoke alarms tested monthly with a logbook, smoke alarms, extinguishers and carbon monoxide detectors tested every year, and someone reachable 24/7.
- A compliant listing showing your licence number, the number of permitted sleeping units, and whether parking is included.

A condo this close to the water earns most of its money in a short window. July and August carry the year, the shoulder months depend on weather and events, and the quiet season is genuinely quiet. That shape is the whole argument for pricing by season rather than setting one nightly rate in January and forgetting it.
