Own a condo here? Check it in two minutes →
Granite at McKinley, 3475 Granite Close, is on the City of Kelowna's list of properties eligible for short-term rentals as a principal use since June 1, 2026. If you own here, you can rent short-term without living in it, as long as the unit is licensed and your strata bylaws allow it.
The busiest of seven eligible McKinley Beach addresses
McKinley Beach has more eligible addresses than any other part of Kelowna. Seven of the City's entries sit up here: Granite Close, McKinley Beach Dr, McKinley Beach Lane, Hilltown Dr, Lavender Lane, Aspen Lane and Northern Flicker Crt.
On paper that looks like heavy competition. In practice it is the opposite, because almost nobody has taken the permission up. From the City of Kelowna business licence register, last read in September 2026, Granite at McKinley holds close to ten current short-term rental licences, more than any other McKinley Beach address. The seven addresses up here hold only around twenty between them, several of them one each, and one whole range holds none at all.
So if you own here, you are early rather than late. That is a genuinely different position from an owner at Playa del Sol competing with more than 85 licensed neighbours.
What an owner at Granite needs before listing
Before an owner at Granite can take a booking, the unit needs its City business licence and provincial registration, owner and strata consent on file, the fire and safety equipment the City checks for, and a listing carrying the licence number. Each step, with fees, is in the licence guide. The Kelowna rules cover what applies once guests arrive: one booking at a time, two adults per sleeping unit, and the 90-day line that makes a long furnished stay short-term too. You can compare it with the rest of the eligible buildings.
Being first in a building is not the same as being first in a market
The low licence count up here is an opportunity and a question at the same time. The City's register shows how many licences exist. It cannot show why there are so few, and there are two very different explanations: a building nobody has got around to using this way, or a strata that makes it difficult. Only your bylaws and your strata council can tell you which one you are in.
It is worth settling that before you spend anything on furnishing. A licence application, provincial registration and a setup budget are a poor order of operations if the bylaws were always going to stop you.
What McKinley Beach guests are actually looking for
This is a destination rather than a base for exploring the city. Guests come for the beach, the marina, the trails and the quiet, and they mostly arrive by car and stay put. That means longer average stays than a downtown condo, a harder winter, and a listing that has to sell the setting rather than the address.
It also means the drive matters. Being twenty minutes from downtown is a feature for some guests and a dealbreaker for others, and saying so plainly in the listing filters out the ones who would have left a disappointed review about it.
Put your own figures through the short-term rental calculator, with a realistic quiet season, and see what is left after the costs.
