Own a condo here? Check it in two minutes →
Mission Shores at 3880 Truswell Rd is on the City of Kelowna's list of properties eligible for short-term rentals as a principal use since June 1, 2026. If you own here, you can rent your condo short-term without living in it, as long as the unit is licensed and your strata bylaws allow it.
Not the same as the Truswell address on Aqua's marketing
Worth clearing up, because it decides whether you can licence your unit at all. You will see 520 Truswell Rd used as an address for Aqua, the development a few minutes away on Capozzi Rd. That address does not appear in the City of Kelowna business licence register and is not on the City's eligible list.
3880 Truswell Rd is a different building with its own entry on the list, and its owners hold their own short-term rental licences. If your title or tax notice says 3880 Truswell Rd, this page is about you. If it says something else, check it against the City's list before you plan around the income, because the licence follows the civic address.
What the register shows at 3880 Truswell
From the City of Kelowna business licence register, last read in September 2026, 3880 Truswell Rd holds fewer than ten current short-term rental licences, spread across only a handful of owners.
That makes it the quietest lakefront address in the whole sub-zone. Nearby, Playa del Sol on Cook Rd holds more than 85 and the Capozzi Rd addresses hold more than 150 between them. Same part of town, same permission, a fraction of the competition.
The honest caveat is the one that applies to every low count: the register cannot tell you whether that is an untapped building or a strata that discourages it. Your bylaws and your council can.
What a Mission Shores owner needs before listing
Mission Shores owners need five things in place before the first guest: a City of Kelowna short-term rental business licence, provincial registration, signed owner and strata consent, the City's fire and safety setup, and a listing that shows the licence number. The licence guide walks through each one with the current fees. Once you are live, the City allows one booking at a time and two adults per sleeping unit, and any stay under 90 consecutive days counts as short-term, so read the Kelowna rules before you set a minimum stay. Every other eligible address is on the full buildings list.
A lakefront calendar is a steeper calendar
Lower Mission is the strongest summer market in Kelowna and the quietest winter one. A downtown condo can lean on conferences, weddings and hospital visitors through the shoulder months. A lakefront condo largely cannot, and an owner who budgets as though every month looks like July will be disappointed in November.
That is an argument for pricing the peak properly rather than discounting to fill nights you were never going to fill, and for deciding early whether the winter is worth a furnished longer stay instead. Remember that anything under 90 consecutive days is still a short-term rental under the Kelowna rules and still needs the licence.
Put your own numbers through the short-term rental calculator, with a realistic busy season and a realistic quiet one, and see what is left.
