Own a condo here? Check it in two minutes →
Sole occupies two addresses on St Paul St in downtown Kelowna, 1290 and 1350, and both are on the City of Kelowna's list of properties eligible for short-term rentals as a principal use since June 1, 2026. If you own at either, you can rent your condo short-term without living in it, as long as the unit is licensed and your strata bylaws allow it.
Two addresses, one name, both eligible
This trips people up when they check the City's list, because Sole appears on it twice, once as 1290 St Paul St and once as 1350 St Paul St. Owners at both addresses licence their units under the Sole name in the City's register.
Under principal use, the City says a property "can operate as a short-term rental for any length of time and does not need to be owner occupied for a minimum number of days per year." To join that sub-zone, the City requires a Strata Council Consent Application Form completed by an authorised strata council member, so read your current bylaws before you list.
Where Sole sits among Kelowna's licensed buildings
From the City of Kelowna business licence register, last read in September 2026:
- 1290 St Paul St: more than 15 current short-term rental licences
- 1350 St Paul St: more than 10
That is close to 30 between them, on a street that also holds The Brooklyn at 1471, with more than 60, and St. Paul at 1215 with around 20. St Paul St is the densest short-term rental street in Kelowna, which tells you guests already look for downtown addresses here, and that your listing needs to be better than the one upstairs.
What a Sole owner needs before listing
Before a Sole owner can take a booking, the unit needs its City business licence and provincial registration, owner and strata consent on file, the fire and safety equipment the City checks for, and a listing carrying the licence number. Each step, with fees, is in the licence guide. The Kelowna rules cover what applies once guests arrive: one booking at a time, two adults per sleeping unit, and the 90-day line that makes a long furnished stay short-term too. You can compare it with the rest of the eligible buildings.
Downtown guests book differently
A downtown condo does not follow the same calendar as a lakefront one. Summer is still the peak, but the shoulder season holds up better because the guests are different: conferences, weddings, hospital and college visitors, and people who want to walk to Bernard Avenue rather than drive to a beach. That is worth pricing for rather than treating October like January.
Put your own figures through the short-term rental calculator and see what is left after the costs.
