Own a condo here? Check it in two minutes →
The St. Paul at 1215 St Paul St is on the City of Kelowna's list of properties eligible for short-term rentals as a principal use since June 1, 2026. If you own here, you can rent your condo short-term without living in it, as long as the unit is licensed and your strata bylaws allow it.
Eligible, and on the busiest short-term rental street in the city
St Paul St carries four separate eligible addresses: 1215, 1290 and 1350, which are Sole's two buildings, and 1471, which is The Brooklyn. No other street in Kelowna comes close. Between them they hold well over a hundred current short-term rental licences.
That cuts both ways for an owner at 1215. Guests already search this stretch of downtown, so you are not explaining the location to anyone. You are also listing next to buildings with more licensed units and longer review histories than yours, which is an argument for getting the presentation right rather than pricing low.
What the register shows at 1215
From the City of Kelowna business licence register, last read in September 2026, 1215 St Paul St holds around 20 current short-term rental licences, most of them in an individual's name rather than a company's.
That last detail matters more than the total. A licence held personally usually means an owner who set the unit up themselves, which tells you nightly renting works in this building without a management company behind every door. It also tells you what you are competing with.
What an owner at 1215 needs before listing
Owners at 1215 need five things in place before the first guest: a City of Kelowna short-term rental business licence, provincial registration, signed owner and strata consent, the City's fire and safety setup, and a listing that shows the licence number. The licence guide walks through each one with the current fees. Once you are live, the City allows one booking at a time and two adults per sleeping unit, and any stay under 90 consecutive days counts as short-term, so read the Kelowna rules before you set a minimum stay. Every other eligible address is on the full buildings list.
Downtown books on a different calendar
A downtown condo does not follow the lakefront's summer-or-nothing pattern. Summer is still the peak, but the shoulder months hold up better because the guests are different: conferences, weddings, hospital and college visitors, and people who would rather walk to Bernard Avenue than drive to a beach. Pricing October like January is the most common way to leave money on the table here.

One thing to check before you count on it
Being in an eligible building is not the same as your unit being free to switch. If you have a long-term tenant in place, the tenancy has to end before the unit can be rented nightly, and any rental under 90 consecutive days already counts as short-term in Kelowna. If that is you, the licence and fire-safety work is worth starting before the tenancy ends so there is no empty gap.
