Own a condo here? Check it in two minutes →
The Bridge at 1083 KLO Rd is on the City of Kelowna's list of properties eligible for short-term rentals as a principal use since June 1, 2026. If you own here, you can rent your condo short-term without living in it, as long as the unit is licensed and your strata bylaws allow it.
One address to get right
The City spells this one "1083 K.L.O. Rd" in its business licence register and "1083 KLO Rd" on its eligible list. They are the same address. If you search the register and find nothing, try it with the periods before assuming your building is not there.
Under principal use, the City says a property "can operate as a short-term rental for any length of time and does not need to be owner occupied for a minimum number of days per year." The building got into that sub-zone through an application that required a Strata Council Consent Application Form signed by an authorised council member, so that step is already behind you. Your bylaws can still add rules on top.
What the register shows at 1083 KLO Rd
From the City of Kelowna business licence register, last read in September 2026, 1083 KLO Rd holds fewer than ten current short-term rental licences.
Read that as opportunity rather than a warning. The permission is the same as it is at Playa del Sol or The Brooklyn, but hardly anyone in the building has taken it up. An owner listing here is not the twentieth similar unit competing on price. The honest caveat is that a low count cannot tell you why: it might be an untapped building, or it might be a strata that makes life difficult. The City's register cannot tell those apart, and only your bylaws and your council can.
What an owner at The Bridge needs before listing
The paperwork is the same in every eligible building: a City short-term rental licence, provincial registration, strata and owner consent, fire and safety equipment, and the licence number on the listing. For The Bridge, the licence guide has the order to do it in and what it costs, and the Kelowna rules explain the limits inside the unit, including one booking at a time and the 90-day definition of short-term. The eligible buildings list shows where this address sits among the others.
Who books on KLO Rd
This is not a lakefront address and pricing it like one does not work. What it is, is close to Okanagan College and a short drive from the hospital and the Mission waterfront, on a route into town that people who know Kelowna actually use.
That points at a particular guest: visiting staff and students, people in town for medical appointments, contractors on a few weeks' work, families visiting someone at the college. Those are longer stays and quieter guests, which means fewer turnovers and lower cleaning costs. Remember that in Kelowna a stay under 90 consecutive days is still a short-term rental and still needs the licence, so a six-week booking is inside these rules, not outside them.
Put your own figures through the short-term rental calculator and see what is left after the costs.
